At NIVA Realty, we prioritize transparency.

Please note that our listing packages do not include a pre-set cooperating broker fee

If you are representing a buyer and submitting an offer on one of our listings, any requested commission contribution from the seller to the buyer’s broker must be included as a term in the offer—using the One to Four Residential Resale Contract, Section 12-A(1)(b), when applicable.

Sellers will receive a full net sheet and a detailed breakdown of all offer terms from their NIVA Realty agent, including any co-broker compensation requests.

All terms, including commission, are fully negotiable and subject to the seller’s approval.

This policy is designed to give our clients greater control during negotiations while maintaining full transparency in all compensation discussions.
